The way you present your home during an inspection by potential buyers could be beneficial or detrimental to a sale.First impressions are always lasting so let your home smile a welcome to buyers.
• Make sure lawns are kept mowed and edged and the yard free of refuse.
• Let the sun shine in! Open curtains and blinds and help the prospect see how cheerful your home can be. Remember, dark rooms do not appeal.
• Fix that tap! Dripping water discolours sinks and suggests faulty plumbing.
• Clutter makes rooms look smaller. Remove unnecessary furniture and make sure wardrobes are neat and well ordered.
• When your salesperson shows the house, remember "three's a crowd". The potential buyer will feel like an intruder and will hurry through the house. Let the salesperson and buyer talk, free of disturbances. Turn off the television and radios.
• Pets underfoot? Keep them out of the way, preferably outside.
• The nose knows. Do you have any unpleasant cooking or pet odors? Have carpeting cleaned or arrange bowls of potpourri to maks the odors.
A word to the wise, let your salesperson discuss price and terms, possession and other factors with the client. He or she is eminently qualified to bring negotiations to a favourable conclusion.
Always show your home to prospective buyers only by appointment through your salesperson.
